How this math works

PITI stands for principal, interest, taxes, and insurance, the four core parts of a mortgage payment. We compute principal and interest from the loan amount, rate, and term, then add the property tax and home insurance divided by 12 plus any monthly HOA fee. The result is the full amount that leaves your account each month.

When your down payment is under 20 percent, lenders usually require private mortgage insurance, so we add PMI at about 0.7 percent per year of the loan. Reaching a 20 percent down payment removes that cost entirely, which is often the single biggest lever on your monthly number.
